From the company Grand Trade for the BL portal, they emphasize that the start of work depends on the amendment of that plan. The Grand Trade complex, located opposite the old Government building and the National Assembly of the Republic of Srpska, is already partially built through several residential-commercial buildings. However, a significant portion of the land within the complex remains unused, and the planned tower represents the next phase of development for this location. The company confirms that for the planned tower, there is still no building permit precisely due to the limitations defined by the existing regulatory plan. "According to the current plan, construction of up to 16 floors is allowed, while we plan a building of 25 floors. Therefore, we are waiting for plan amendments, after which we would proceed with the project's realization," state representatives from Grand Trade. The planned construction covers a plot of about 20,000 square meters. Part of the space has already been used for existing buildings, while the remainder remains available for new projects. The cadastral plan, submitted to the editorial office, shows the layout of plots within the complex in the central city zone. From the company, owned by businessman Mile Radiลกiฤ, they indicate that there is a possibility of constructing additional residential and commercial facilities. "Almost half of the construction land has not yet been built on, towards Medical Electronics. However, the current focus is on the construction of the tower," emphasize company representatives. According to available information, the planned tower would have a combined purpose. The ground floor and gallery would be intended for commercial use, while the upper floors would be designated for housing. If amendments to the regulatory plan are not adopted soon, the investor is considering the possibility of constructing other buildings within the complex, while the tower project would be postponed. In earlier phases of the complex's development, projects were presented to the public that included a high glass office tower as the central building. These renderings were long present in the public and associated with the future appearance of this part of the city. However, Grand Trade states that plans have since changed and that the new project envisions a residential-commercial tower, following the model of already constructed buildings in the complex. The company emphasizes that the final appearance may change in accordance with urban conditions and further project development. For now, the realization of the 25-story tower remains conditional on the amendment of the regulatory plan, which would allow the construction of a taller building in the central zone of Banja Luka.
