The Planning Institute, the Municipality of Novo Sarajevo, and the City of Sarajevo have harmonized the proposal of the Plan, which is now going to the City Council for adoption.
This represents the penultimate step in the process of adopting documentation that will plan and professionally regulate the future appearance of this part of the city.
This would conclude the decade-long planning procedure for one of the most important urban areas in the capital, which will encompass the area from Pofalići to Marijin Dvor.
The adoption of this Regulatory Plan opens the space for the realization of a series of large projects that will completely transform this part of the city.
Among other things, the expansion of the Faculty of Mechanical Engineering complex is planned, the completion of the Importanne business-residential complex (a new 12-story wing), the construction of the Ars Aevi Museum of Contemporary Art, the construction of the Embassy of the Kingdom of Saudi Arabia, the realization of the WTC Sarajevo business complex, a new business building along Vilsonovo šetalište on the site of existing hospitality facilities, and the construction of an additional pedestrian bridge across the Miljacka River near the Faculty of Mechanical Engineering.
The plan also envisages better connectivity of the University Campus through pedestrian walkways.
Following a lively public debate and remarks, especially from the University of Sarajevo and the Faculty of Science, significant corrections were made. The route of the planned roadway was altered to protect the university space, improve the safety of students and staff, and align the plan with the new Urban Plan of the Sarajevo Canton.
One of the most significant changes relates to the WTC Sarajevo project.
The proposal reduced the total floor area by more than 11,000 square meters, decreased the number of floors, and adjusted the building's dimensions to its position so it would not obstruct existing buildings.
However, the concept of a large public space was retained—a square and park spanning more than four dulum (approx. 4,000 sq m) with a planned amphitheater, fountain, and amenities for citizens.
The eastern part of Quadrant C will be marked by the Ars Aevi Museum, one of the most important cultural projects in the country, whose realization has been ongoing for more than three decades.
Furthermore, the adoption of the plan creates the conditions for the construction of the Saudi Arabian Embassy, which will give this country its first permanent diplomatic building in Sarajevo.
The area from Pofalići to Marijin Dvor, between the main traffic route and Vilsonovo šetalište, gains a new function through this plan: a business-diplomatic center, a cultural-artistic hub, and a better-integrated university campus.
Given its alignment with strategic documents and the consideration of professional remarks, it is expected that the Regulatory Plan could receive broad support from councilors.
The City Administration told Klix.ba that the primary goal of developing the "Quadrant C – Marijin Dvor" Regulatory Plan is the urbanization of the city core of Sarajevo.
"The plan will ensure a better standard and quality of life for citizens of the capital of BiH through numerous amenities, improved infrastructure, business opportunities, and public and green areas for gatherings of Sarajevans, as well as numerous guests and tourists. The area will be completely transformed to achieve better functionality and more attractive and rational use of construction land. Through the construction of residential-business buildings, along with the Ars Aevi Museum of Contemporary Art, and the improvement of pedestrian and vehicular traffic routes in the planned area, in accordance with the principles of large urban center operations, open space accessible to all will be ensured," they stated.
